The Town of Summerville governs rental usage. The HOA does not allow short term rentals and no less than 6 month periods for lease terms. The HOA does not limit the types of ownership or the number of properties one owner may have. As of 3/1/2025 there are about 35 rentals out of 950 homes in Pine Forest which is a very small percentage. In fact, many mortgage lenders do not like the owner not having the ability to rent their home if necessary to be able to continue paying the mortgage. The HOA does expect the owner to be ultimately responsible for the upkeep and comportment of tenants and their property. Contact the HOA if you observe a property going into disrepair.

The HOA strictly prohibits keeping farm animals on any property, including chickens. The Town of Summerville also has restrictions.

  • Sec. 4-3. – Keeping of swine. It shall be unlawful and shall be deemed a public nuisance for any person to keep any live swine within the corporate limits of the municipality.(Code 1982, § 3-3)
  • Sec. 4-4. – Poultry at large. It shall be unlawful for any person to permit or allow any chickens, ducks, geese or other poultry of any kind or description to be at large within the corporate limits of the municipality, except on lands owned, leased or controlled by such person.(Code 1982, § 3-4)
  • Sec. 4-5. – Stables; horse or mule pens. No livery stable, sale stable, stable for boarding horses or mules or horse or mule pen shall be erected, maintained or operated within the corporate limits of the municipality, unless it complies with chapter 32, pertaining to zoning.(b)This section shall not apply to a private horse pen or horse stable wherein not more than two equines are kept; provided, however, that such private horse pen or horse stable shall not be located nearer than 60 feet to any residence other than the residence of the owner of such equines, and shall not be located nearer than ten feet to any property line.(Code 1982, § 3-5)

Solar panels will only be considered for approval when proposed placement is on the rear roof.  Solar panels proposed on the front or side roof will not be considered or approved.

All pools require prior approval from the Architectural Review Board.  Above ground pools are not allowed and will not be approved.

An open house is allowed.  A sign may be placed in the yard of the property. Signs are not allowed anywhere else.  You may not put signs throughout the neighborhood.
