Gables ARB and Master Association ARB Combined
Effective September 1, 2026 Pine Forest Country Club Community Association and The Gables HOA will share a single, unified Architectural Review Board (ARB).
Combining our ARB efforts allows us to maintain consistent standards across the entire neighborhood, ensuring our shared community aesthetics remain beautiful and property values stay strong.
Meet Your Unified ARB
Your shared ARB will consist of four members who will all participate equally in decisions affecting both HOAs:
- Bob Carbonaro (representing The Gables)
- Bruce J. Halajcsik
- Nick Nydegger
- D. Sherwood Miler, III
Applying for Project Approvals
As a reminder, all homeowners are required to submit an application and receive official ARB approval prior to beginning any external home or property modifications.
- How to Apply: Instructions and application forms can be found online at pineforesthoa.com/residents/architectural-review-board/. The process involves submitting your application and either receiving an approval letter or working directly with the ARB on any adjustments needed to help get your project successfully completed.
- Standards & Requirements: Standards across the neighborhood remain consistent, with one single exception: homes in The Gables are not required to install the standard black post and mailbox required for Master HOA homes.
- Town Permits: In addition to ARB approval, homeowners are responsible for contacting the Town of Summerville to determine if local building permits are required for their project and ensuring all Town guidelines are met.
Important: Retaining Your Approval Letters
Receiving and keeping record of your official ARB approval letter is the sole responsibility of the homeowner. We strongly advise you to keep all written ARB approval letters for as long as you reside in your home. Having this documentation on hand protects you by providing clear proof of approval should any past projects ever be questioned by future boards.
Compliance & Fine Policy
To protect our shared investment in the neighborhood, the ARB periodically reviews community properties. If an unapproved project or maintenance issue is noted, a courtesy notification letter will be sent to the homeowner.
